The need for residential landlords to comply with the Gas Safety (Installation and Use) Regulations 1998 has been brought into sharp focus by a recent prosecution of a landlord in Bradford by the Health and Safety Executive for failing to provide a Gas Certificate for a property he owned in Heaton. He was convicted and ordered to undertake 200 hours community service and pay £1500.00 towards the cost of the prosecutions' case. There had been no record of the landlord ever holding a Gas Safety Certificate at all from the beginning of the tenancy in 2007 and in addition the tenants were subject to long periods without heating or hot water.
The lesson is simple. Breach the Gas Safety Regulations at your peril.
