Sheffield law firm Wake Smith has provided legal advice for two new housing development schemes with the land purchase prices totalling £4m in the South of England.
Residential developer Esendee Holdings Limited and Eastco Homes Ltd are transforming two sites, one a former school in Silsoe, Bedfordshire and the other farm land in Blisworth, Northamptonshire. The two development sites will comprise in total of 41 new homes ranging from 2, 3, 4 and 5 bedroom homes.
The speculative developments works are now underway in connection with the Silsoe site, with Blisworth works due to commence shortly. Between them the homes have prices ranging from £450,000.00 to £850,000.00 at Silsoe and from around £175,000.00 to £700,000.00 at Blisworth.
Damien Donnelly, director in Wake Smith’s commercial property team, has developed a long term working relationship with Steve Tysoe and Sean Hoare who are both directors and joint owners of both Esendee Holdings Limited and Eastco Homes Ltd, with Damien having known and worked with Steve for nearly 20 years on various transactions.
Damien said: “Whilst Steve is based in Northampton, he has historically used Sheffield advisors and we have built up a trusted relationship over the last 18 years or so.
“On a couple of recent projects I have acted for Esendee Holdings on their site acquisition in Silsoe, which was subsequently transferred to Eastco Homes, and for Eastco Homes on the Blisworth site acquisition, and I am currently dealing with the legal aspect of works associated with the estate set-up and sales of the new build properties to the individual buyers.
“There are many legal considerations when starting a residential development, and in setting up the estate as a whole including with myself dealing with the legal aspects associated with putting in place suitable agreements relating to gas/water/drainage/sewerage and electricity providers as well as the local authority and highway works, amongst many other matters.
“The land at Silsoe was a former lower school where the legal title was owned in part by the Central Bedfordshire Council and part by the Diocese of St. Albans. The Blisworth site was former farm land which had been bought by a previous large housing company who decided the land was surplus to requirements and was therefore snapped up by Eastco Homes.”

Silsoe is a delightful and traditional Bedfordshire village with this particular development comprising of 3, 4 and 5 bedroom houses and bungalows close to all the village amenities. Meanwhile the Blisworth development lies in the picturesque village of Blisworth which was “Winner of Northamptonshire Best Village 2017”, with the site consisting of mainly a selection of 2 and 3 bedroom terraced houses and 3, 4 and 5 bedroom detached houses.
Both developments include a percentage of affordable housing as required by the local authority’s planning permissions for both sites.
